This book talks about real estate investing from the point of view of a boomer (rather than a millennial, gotta have those divides man). So it’s relatively conservative, but also inspiration in that it talks about some fundamental principles: if you don’t find a way to make money in your sleep, you will work for the rest of your life (I believe Warren Buffet said that).

This book is about  cash flow, having more assets than liabilities, and letting capital do your work.
